Listing Launch:
Seamless Contracts to be notified the moment the listing is taken and agent recognizes the need for assistance.
48 business hours notice from agent including the checklist items for listing launch package
Listing Agreement - Property address, seller name, e-mail address, and phone numbers are required. Terms to the listing agreement are required. (Length of agreement, sales price, and commissions percentage.) If agent has additional compliance documentation, please send in initial e-mail as well.
Confirm if photos need to be scheduled by Seamless transaction coordinator. Please include details in initial e-mail along with any supplemental information that may be helpful.
Agent to provide timeline for listing to go live. (Estimated go-live date required.) This will allow Seamless to forecast and processes requests most efficiently!
contract to close/transaction management:
Copy of Fully-Executed Contract signed by both parties. Please send the moment contract is executed.
If Buyer/Seller information is not yet on contract, please provide this information with the executed contract.
If Buyer transaction, please indicate who the lender is and if checks and inspections have been coordinated. Seamless will assume you require assistance with this unless otherwise noted.
Any addenda you already have for the executed contract will need to be included with initial e-mail/executed contract. If not sent, Seamless will assume there are none.
Agent to include property address in subject line of each e-mail message.
Agent to notify Seamless transaction coordinator upon execution of contract if there is an outside referral or reduced commission to ensure it is reflected on CDA/DA.
compliance/paperwork package only:
Does not include communication with professional parties or buyer/seller. Seamless will be requesting documentation for compliance purpose directly from the agent.
Agent should share all documentation on property including fully receipted contract, if already received by title.
