Contract to Close Services

Buyers, Sellers, New Construction - $450

DURING THE OPTION PERIOD:

  • Review executed contract, addendum, & seller's disclosure for accuracy & completion by all parties (Note contingencies, exclusions, effective dates and deadlines, option period, and earnest receipt)
  • Set up and submit compliance file to Compliance Management System
  • If Seller - update MLS to "PB" or "AC"
  • Send introduction email to client, agents, title, and other applicable parties
  • Add important contract deadlines to agent calendar (Google Only)
  • Confirm inspection has been scheduled. Contact all parties with date & time.
  • Verify pre-qualifying letter has been received and send the lender a copy of the executed contract.
  • Draft & Facilitate Amendments (Agent to Negotiate and Provide All Terms)
  • Send reminder to agent and clients 48 hours before option period ends
  • Facilitate Termination and Release of Earnest Money Paperwork
  • Complete DA Commission layout process

AFTER OPTION PERIOD:

  • Draft & facilitate amendments to extend closing date, or "other modifications" and send completed documents to appropriate parties
  • Verify that appraisal has been ordered
  • If Seller - Update MLS to "P" after option period is up
  • Review and verify that Title Commitment has been delivered to all parties
  • Confirm DA has been sent to title company
  • Weekly communication with Lender and updates sent
  • If a new survey is required, inform paying party and notify title to order
  • Verify that HOA paperwork has been sent if applicable
  • Inform agents and clients on final loan approval
  • Provide Home Warranty options to buyer and confirm order

TWO WEEKS TO CLOSE:

  • Send utility contact information to buyer (obtained from listing agent for accuracy)
  • Confirm title has received the loan payoff
  • Continue to check with lender and update on loan process
  • Verify that survey and appraisal has been received and accepted
  • Schedule closing and notify all parties of date, time, place, and what to bring (updated on agent's calendar)
  • Insure copies of repair receipts are sent to appropriate parties
  • Request CD from Title Company (agent to review for accuracy)
  • Reminder to agent to schedule final walkthrough
  • Confirm funding with title company

POST CLOSING:

  • If Seller - Update MLS to "S"
  • Complete process to close out file on Compliance Management System
  • Invoice Agent for services electronically
  • Pay electronically or by check

EARLY TERMINATION FEE

  • A $100 termination fee billed to the agent will apply if the transaction is terminated after the option period.

Listing Launch Services

Sale or Lease - $100 - $250

COORDINATION INCLUDES:

  • 48 business hours notice from agent including the checklist items for listing launch package
  • Review Listing Agreement & Seller's Disclosure for completion and accuracy
  • Draft Listing Agreement, Addendums, & Applicable Disclosures and facilitate for signatures
  • Create office file, submit to Broker, and attach documents to Compliance Management System
  • Schedule and arrange access for (as needed by agent):
  • Energy Auditor
  • Photographer
  • IMPLEMENTING MARKETING INITIATIVES:

    • Load to MLS (Upload pictures , Virtual Tour Link, and Disclosures)
    • Post Open House dates & times on MLS and syndicate sites
    • Update price changes and any additional updates/changes as needed
    • Email completed MLS listing to seller for review and approval
